How long is the Home Inspection?
Usually a standard home inspection is 2 to 3 hrs but it depends on the size, age and other factors of the home. Dependable Home Inspections guarantees to take as long as needed to get the job done right.
What days/hours are available for a Home Inspection?
We operate 7 days a week from 8am to 8pm, the hours will depend on season and weather.
When will the report be available?
The report will be published and emailed to you within 24 hours of inspection.
Can the buyers attend the Home Inspection?
Yes, we strongly recommend that all parties that have an interest in the property attend the Inspection. We do value your time, so if you only want a summarized walk through at the end of the inspection, we understand.
When is payment due for the Home Inspection?
Payment is due at the time of the Home Inspection. Reports will not be released until full payment is received.
Is the Home Inspector Licensed in Illinois?
Yes, we are licensed in Illinois and are also certified with InterNACHI.
Can we do a last minute Home Inspection?
Yes, last minute scheduling is feasible based on availability.
How far in advance do we need to book the Home Inspection?
We recommend you schedule your inspection as soon as you are ready, this gives you more options (dates/times). There is a service agreement that needs to be read and signed prior to each inspection.
Is the Inspector available to speak to after the Home Inspection?
Yes, you will continue to have access to the report and we are available by phone or text. We will even stop by your home for any questions when we are in your neighborhood if you have any further questions.
What is included in the report?
The report is web-based or PDF. It is an easy-to-reference document detailing the condition of the home’s major components including items like HVAC, Plumbing, Electrical, Roofing, Foundation, Attic, Windows and more.
Can the Home Inspector make repairs?
Although it may seem convenient to have a Home Inspector who is also a contractor make repairs, it poses a conflict of interest. We will inspect your home without any vested interest in repairs.
What happens if the Home Inspection reveals problems?
If your Home Inspection reveals any problems, it is important to understand the severity of the defect. Talk with the Home Inspector and call licensed contractors for repairs or replacement costs.
Do all Home Inspectors look at the same things?
Every Home Inspector is different and each come with different qualities and skills. You may save $$ by choosing a cheaper inspector and they could over look some problems. Usually, the best inspectors are not the cheapest.
Is it possible for my home to fail a Home Inspection?
No, a professional home inspection is an examination of the current condition of your prospective home. It is not an appraisal or a municipal inspection. A Home Inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what may need repair or replacement.
Can the Inspector provide prices for repairs or replacement costs?
No, as an Illinois State Licensed Home Inspector we cannot provide costs for repairs or replacements. We would advise you to call a licensed contractor for more information.
